What is Rent-to-Rent?

Rent-to-rent is when you rent out a property to a tenant on a single let basis. This tenant will rarely live at the property, and will be free to sub-let its rooms as they see fit. Depending on the type of property and the agreements made.

The sub-letter will then rent out the property to (usually 4+) separate tenants while paying the property’s single let rent and bills, while pocketing the difference. In other cases where the property is used for short lets the property can be let to one person who may be a corporate client.

You need to find a Landlord who is happy to rent their property to you with the knowledge that you will be letting to other tenants. They will need to be fully insured and, if they have a mortgage, they must inform their lender of the change in status.

NEVER let a property without the landlords consent and NEVER let a property until you have all the insurance and lender’s consent in writing via the landlord.

This will make sure that all the hard work you do does not go to waste and most importantly you don’t mess your tenants around.
